With a median house price of $1.34 million in Sydney, it’s a challenging market for new and experienced home buyers alike.

And those eyeing luxury seaside suburbs such as Mosman and Avalon Beach will have to pay three times that amount for a family home.

However, all hope is not lost: for those willing to move to the region, luxury properties are available for a fraction of the cost.

“Homebuyers can find great homes well below the average price in Sydney, ensuring a higher quality of life,” said Giordano Stepancic, CEO of lender Property Credit.

“We’ve identified some of the best suburbs across the country where homebuyers can get value for their money without sacrificing their lifestyle.”

The top five locations identified in the company’s latest research are: Hidden gem report.

1. Illawarra

Located south of Sydney, the Illawarra offers coastal living and nature without the big budget.

Suburbs such as Helensburgh and Figtree offer great access to Sydney and Wollongong, spacious homes and significantly lower prices.

“While it’s becoming harder to find homes under $1.3 million, it’s still possible, especially for those looking for larger lots and nice views,” the report noted.

“The Illawarra combines natural beauty, urban amenities and a strong community spirit, making it an ideal place to live.”

2. Hunter Valley

Renowned for its wineries, the Hunter Valley is just two hours north of Sydney, yet offers an escape from the hustle and bustle of the city.

The tranquil seaside community of Port Stephens is a particularly attractive destination for regional relocators, thanks to its extensive amenities and easy access to Newcastle Airport.

“Historically, the area has experienced large market cycles driven by impulse holiday home purchases, but today’s Port Stephens is much more diversified, attracting a vibrant range of industries and new residents as well as retirees and weekenders,” the report notes.

3. Northern Rivers

Further up the New South Wales coast, the Northern Rivers is a subtropical destination that’s a culture lover’s dream.

With move-in ready homes on offer in Byron Bay, Tweed Heads and Lismore priced between $900,000 and $1.2 million, the region’s balanced market offers opportunities for both buyers and sellers.

The report said the Northern Rivers was an “attractive place to live and visit”, with a vibrant arts scene and excellent education and health facilities.

4. Sunshine Coast

For those willing to venture beyond Queensland’s borders, the Sunshine Coast combines “natural beauty, sunny weather and a dynamic economy”.

The upscale suburb of Buderim is a particularly attractive destination for relocating residents, offering homes in the $1 million to $1.3 million range.

“Buderim’s appeal lies in its strategic location, offering beautiful beaches, vibrant local amenities and easy access to major highways for an effortless commute,” the report said.

The upcoming rail link to Brisbane will position Buderim well for future growth, making the suburb a strong option for investors.

5. Mornington Peninsula

South of Melbourne, the Mornington Peninsula combines coastal living with country charm.

For those seeking a luxury living experience, Mount Martha is one of the region’s top choices, with “top-class schools, boutique shops and gourmet dining options.”

“The suburb is known for its stunning coastal views, beautiful beaches and upscale housing,” the report noted.
